About Me
Tim Ballard
Founder & Managing Broker

My family and I have lived in the Bloomington community for almost 15 years. During that time, I've been a part of several community groups with my most recent endeavor being a member of the Bloomington Planning Commission and Bloomington Zoning Appeals Commission. Both of these groups help me learn a lot about the inner workings of city government as well as our roles as citizens in making our community the best it can be.

I founded this company on the value of finding the best fit for all involved and it's something I truly believe in.
Real estate allows me to specialize in what I do best, converging my careers in finance and education: guiding buyers, sellers, and investors through the process in a no pressure and no nonsense way, making sure the financial aspects make the most sense for you, and offering my deep commitment to helping you find your ideal next move. Moving and investing can be stressful but luckily I can help you with both. I would love the opportunity to work with you in whatever capacity serves you best!

Company Mission
Financial Philosophy

I am always searching for the best return on investment (ROI) in everything that I do, and I love advocating for clients so they can do the same. Our time, energy and money are the greatest resources we have that should be protected always.
A large motivation for founding this brokerage is the ability to keep fixed costs low. Most brokers pay a managing broker, desk fees, monthly dues, etc. By streamlining my operating costs, I can offset the savings and transfer that to my clients.

In 2020, I started using a sliding scale commission for listings, because that feels like the most ethical choice. This means the more money you make as a seller, the better it works for all of us. It also demonstrates to clients that we will always work for their best interest and investment, and that we will not take advantage of them. If you are thinking you've never heard of a sliding scale real estate agency, you're probably right. Ask me about it! I'd love to chat.
